A town centre shop in Exmouth has come on the market for the first time in 27 years after the owner's decision to retire later this year.

Paper Caper, 27 and 29 Parade, Exmouth, has been put on the market with a guide price of £249,950.

The three storey building includes a ground floor shop, residential space on the ground floor and first floor and an attic room store.

Here's the description provided by the building's agents Haarer Goss: "The shop trades as Paper Caper, selling a mixture of stationery, cards and toys and measures 5.3m in width to the front narrowing to 3.45m at the rear with a depth of 13.93m.

"The shop has a suspended ceiling with recessed fluorescent lighting, a small rear kitchenette / office with a rear door leading to a toilet, useful rear brick store and communal enclosed courtyard garden.

"There is also a useful outside display area to the front of the shop measuring approximately 4.0m x 1.0m."

The living area is described as 'substantial' and comprises of a long ground floor entrance lobby with a rear dining room and kitchen. On the first floor there is a sitting room, three double bedrooms and a bathroom.

There is also a staircase to access a second floor attic room providing useful storage space.

"The residential accommodation is presented in good order with gas central heating throughout," states the agent's description.

"There is easy access to the enclosed shared (with the shop) rear garden with a further toilet facility. A door from the courtyard garden leads to a pedestrian lane going back to the Parade."

The property will be sold with vacant possession on the shop whilst the residential accommodation is currently let for £7,200 per annum.

The residential tenant would be pleased to stay on and discuss lease terms with a new owner or alternatively vacant possession can be provided prior to completion.

The freehold guide price for the shop and living space is £249,950.
