New tenants needed for former Go Mobile shop in town centre

The former Go Mobile shop in Exmouth town centre has been placed on the rental market.

Property consultants Haarer Goss are looking for new tenants for the shop which is on the corner of Rolle Street and The Strand.

The property, 2 Rolle Street, has been earmarked as a great location for a new shop, cafe, bar or restaurant.

Here's how Haarer Goss described the property to Nub News: "These four storey retail premises comprise the basement, ground, first and part second floors of an attractive period property which forms the corner of Rolle Street and The Strand.

"The property features a modernised ground floor retail unit with an 18.8 metre (61') glazed return frontage including two entrances with a number of retained period features to the upper parts including attractive leaded bay windows with deep oak reveals.

"Internally the shop has been fitted out to a high standard with a modern suspended ceiling with recessed refractive lighting, well decorated walls and retail panelling in a crisp white finish with charcoal grey carpet tiles to the floor and 0.85m (2' 9") wide window display plinths.

"The retail area is well configured and rectangular in plan with an overall width of 13.74m (45') and a depth of 7.1m (23' 3") as viewed from The Strand. An impressive oak staircase leads from the ground floor retail area to the first floor accommodation.

"This striking period feature could be a real asset to some retailers and bar operators, but it has been currently hidden from view by a removable timber studwork partition installed by the mobile phone retailer.

"The first floor could provide a wonderful dining room or tea room with its timber block flooring, panelled walls and feature fireplace with oak surround and large mirror above.

The space also benefits from original cast iron radiators and a decorative timber beamed and plastered ceiling.

A further impressive staircase leads to a small kitchen and a toilet located on the second floor. From the rear of the ground floor shop a staircase leads to a cellar which is currently unused.

Haarer Goss has suggested two possible uses for the building. Firstly, it could continue to operate as a shop with the upper levels used for storage purposes. Secondly, the first, second and basement levels could be refurbished to become a cafe, bar or restaurant.

The premises are available on a new contributory Full Repairing and Insuring lease for terms to be agreed at a commencing rental of £24,000 per annum exclusive.
